From: The Blaenavon Company Limited (the lessors). To: The Premier Investment Company Limited, Dashwood House, 69 Old Broad Street, City of London (the trustees), and Bradley and Foster Limited of Darlaston, Staffordshire (the lessees). All that piece of land situate at the Old Steelworks Blaneavon containing two thousand and thirty three square yards or thereabouts for the purpose of erecting a furnace with all necessary outbuildings for the manufacture of pig iron (see attached plan). Exceptions: (1) All mines and minerals with liberty to work the same making reasonable satisfaction to lessees for surface damage. (2) Free passage and running water. Lessees: (1) To pay rents. (2) To pay all rates, taxes etc. (3) To erect furness and refinery plant etc. (4) To erect and maintain fences and gates. (5) Not to erect any portion of said buildings within a distance of 4 ft to lessors railway line. (6) Not to obstruct the workings of the lessors. (7) Not to damage the plant of the lessors or to make good any damage caused. (8) Not to keep explosives nor to carry on any noxious or offensive trade or business on the premises. (9) To keep premises in good repair. (10) To repair on notice. (11) To supply meters for recording quantity of electric power or energy and electric light and water. (12) To deliver up in good repair at expiration of term. (13) To permit lessors to inspect premises. (14) To keep lessors indemnified against damage resulting from the use of the premises by the lessees. (15) Not to assign or underlet without the written consent of the lessors and the trustees. Lessors covenant: (1) Shunting operations to be conducted without interfering with the lessors traffic. (2) Lessors covenant for quiet enjoyment. Agreements: (1) Power of distress on non-payment of rents etc. (2) Power of re-entry (3) Declaration that lessors do not guarantee a constant supply of electricity or water or the quality of the latter. (4) Power to determine in the event of the lessors being unable to supply the lessees with pig iron or other reasonable requirements. (5) Power for either party to determine at end of 4th or 7th year on giving 6 calendar months previous notice. Arbitration clause. Date: 10 June 1933. 10 Jun 1933
